Route 16 · Book Direct
Book direct with us: how it works and what you pay
All our homes can be booked here, directly with us: no platform fees, no security deposit and secure payment through Stripe. Here's a step-by-step guide to how a booking request works, what you pay and when, and what happens if you need to cancel.
Why book direct instead of through a booking platform?
Because you deal directly with the people who look after the home, and you pay no platform fees. The total is simply the accommodation plus a €50 final clean, and you see the full breakdown before you send anything.
Our terms are also published in writing, and you can ask us anything before you book: how to get there, which beach suits you, or whether the home is right for your trip.
How does a booking request work?
It isn't an instant booking: you send a request, we review it and get back to you. Nothing is charged until we approve it. Because every request is checked by hand, it can take a little while to hear back, so we recommend not booking flights or activities until you have our confirmation.
- Request: choose your dates on the home's page and leave your contact details. At this step your card is stored securely with Stripe, with no charge.
- Review: your request stays pending while we decide whether to approve it.
- Approval: if we approve it, 20% of the total is charged and your dates are blocked and firmly confirmed.
- Second payment: the remaining 80% is charged no later than 7 days before you arrive.
- Decline: if we can't accept it (for example, because the dates are no longer free), we tell you why and nothing is charged.
Is paying safe? Card payment through Stripe
Yes. You pay by card through Stripe, and Stripe never shares your full card number with us.
The first charge only happens if we approve your request: 20% at that point and the balance no later than 7 days before check-in. If approval comes less than 7 days before arrival, there's no time to split the payment, so the full amount is charged in one go.
What exactly do you pay? Price, cleaning and discounts
You pay for the accommodation (the nightly rate for the season, multiplied by the number of nights) plus a €50 final clean per stay. There's no security deposit.
The season is set by your arrival date: high season from 20 December to 6 January; low season in April, May, June and September; standard season the rest of the year. Before you send your request you see the full breakdown: season, nightly rate, nights, discounts and total.
- 10% off the accommodation for stays of 15 nights or more.
- 20% off for 30 nights or more (25% in low season).
- If you have a promotional coupon, it applies to the accommodation only, never to the cleaning fee, and it's valid while it remains active.
What if I need to cancel?
It depends on how far away your arrival date is. To cancel a confirmed booking, contact us using the details in your booking confirmation. This is the table from our booking terms:
- More than 30 days before check-in: 100% of the amount refunded.
- Between 15 and 30 days before check-in: 50% of the amount refunded.
- Less than 14 days before check-in: no refund.
How do I know the home is licensed? Visible tourist registration
Every holiday home shows its tourist registration number on its page, as Canary Islands regulations require, so you can check it before booking. When you arrive, we'll ask for an identity document for every guest aged over 14: this is a legal requirement for all tourist accommodation in Spain (Royal Decree 933/2021).
- Mirador Montaña Roja (El Médano, Tenerife): VV-38-4-0102529
- Mirador de Iguala (Vueltas, Valle Gran Rey): VV-38-6-0001108
- Retiro de Vueltas (Vueltas, Valle Gran Rey): VV-38-6-0001147
- Casa Mimo (El Hornillo, Valle Gran Rey): VV-38-6-0001284
What about monthly stays?
Surfing View and La Jaquita, in El Médano, are rented by the month. For these, a written temporary rental agreement is signed before each stay, and the price is quoted on request.
Where to stay
Choose by what you have in mind. In El Médano (Tenerife), the Mirador Montaña Roja penthouse, in the pedestrian centre a minute from the beach, for a holiday. In Valle Gran Rey (La Gomera), Mirador de Iguala or Retiro de Vueltas, on the seafront in Vueltas, or Casa Mimo in El Hornillo if you're after countryside and quiet.
Send us your dates and how many of you are coming, and we'll reply with availability and a price breakdown.

Route 01
The roof of Spain
There are places you visit and places you remember. Climbing Teide belongs to the second kind. At 3,715 metres, Teide dominates Tenerife and offers one of the most striking landscapes in the Canaries. To really enjoy it, it is worth planning the visit and giving it time.
Route 02
The Tenerife many visitors never get to see
If you want to discover a greener, quieter, more authentic Tenerife, drive north. Historic towns, roads winding through banana plantations, cliffs, natural pools and some of the island's most spectacular scenery make this one of our favourite routes.
Route 03
The forest where Tenerife feels like another island
Anaga is one of those places you struggle to believe is in Tenerife. Mountains, mist, narrow roads, ravines and small villages hidden among the vegetation make up one of the most remarkable landscapes in the Canaries.
