Booking Terms & Conditions
This translation is provided for information only. In the event of any discrepancy, the Spanish version shall prevail.
Last updated: 10 September 2026.
1. Purpose
These terms govern the relationship between the user who requests a booking through VviewCanarias (the "guest") and the owner of the Website (see the Legal Notice) with regard to the properties offered under the Holiday option. The Flex Living option (medium-term stays) is governed by these terms where applicable and, in addition, by the specific seasonal tenancy agreement (contrato de arrendamiento de temporada) signed before each stay. The Film Shoots option is handled through a quote and a separate agreement for each production.
2. How a booking works
No booking is confirmed instantly. The process is as follows:
- Request: the guest chooses their dates and sends a booking request from the property page, providing their contact details. At this stage a payment method is securely saved via Stripe, but no charge is made yet.
- Review: the request remains pending a response. The owner reviews it and decides whether to approve or decline it.
- Approval and first payment: if the request is approved, 20 % of the agreed total amount is charged at that moment to the payment method provided, and the dates are blocked and firmly confirmed.
- Second payment: the remaining 80 % is charged to the same payment method no later than 7 days before the check-in date. If the booking is approved less than 7 days before check-in, there is no time to split the payment and the full amount is charged upon approval.
- Decline: if the request cannot be accepted (for example, because the dates are unavailable), the guest is informed of the reason and no charge is made.
Because bookings are approved manually rather than confirmed instantly, some time may pass between sending the request and receiving a reply. We recommend not committing to other expenses (flights, activities) until you have received confirmation.
3. Price and breakdown
The total amount of a holiday booking is made up of:
- Accommodation: the property's nightly rate for the relevant season, multiplied by the number of nights.
- Cleaning fee: a fixed charge of €50 per stay for the final cleaning of the property. It is not affected by discounts or coupons.
The nightly rate depends on the season in which the stay begins:
- High season: from 20 December to 6 January.
- Low season: April, May, June and September.
- Standard season: the rest of the year.
In addition, longer stays receive an automatic discount on the accommodation: 10 % from 15 nights, and 20 % from 30 nights (25 % in low season). The full breakdown (season, nightly rate, nights, discounts and total) is shown before you send your request.
If you have a promotional coupon, you can enter it when sending your request: the discount applies only to the accommodation amount, never to the cleaning fee. Coupons are valid while they remain active and may be withdrawn at any time.
4. Payment method
Payment is made by card via Stripe. Your card is stored securely when you send the request (Stripe never shares the full card number with VviewCanarias), and the first charge is only made if the request is approved, following the split described in section 2: 20 % on approval and the balance no later than 7 days before check-in (or the full amount in a single payment if approval comes less than 7 days in advance).
5. Security deposit
No security deposit or guarantee payment is required.
6. Cancellation policy
| When you cancel | Refund |
|---|---|
| More than 30 days before check-in | 100% of the amount |
| Between 15 and 30 days before check-in | 50% of the amount |
| Less than 14 days before check-in | No refund |
To cancel a confirmed booking, the guest must notify us using the contact details provided in the booking confirmation.
7. Guest registration
Under Spanish Royal Decree 933/2021 of 26 October (Real Decreto 933/2021, de 26 de octubre), tourist accommodation providers are required to collect the details of their guests and report them to the competent authorities. At check-in, every guest aged over 14 will be asked for a valid identity document so that we can comply with this legal obligation.
8. House rules and liability
The guest undertakes to use the property and its furnishings responsibly and to respect the maximum occupancy stated on each property's page. The guest shall be liable for any damage caused to the property or its contents during the stay, whether intentionally or through negligence.
9. Complaints and dispute resolution
Guests who qualify as consumers may request the official complaint form (hoja de reclamaciones) and may use the European Online Dispute Resolution (ODR) platform at ec.europa.eu/consumers/odr.
10. Governing law and jurisdiction
These terms are governed by Spanish law. Any dispute shall be submitted to the competent Spanish courts in accordance with the law, without prejudice to any jurisdiction to which the guest may be entitled as a consumer.
